Buying or selling property is a major milestone—but the real work doesn’t end at signing the deed of sale. One of the most important steps after a successful real estate transaction is the transfer of title and tax declaration. Here are a few helpful tips to make the process smoother and stress-free:
✅ 1. Prepare All Required Documents Early
Make sure you have complete and properly signed documents before initiating the transfer. These typically include:
Deed of Absolute Sale (notarized)
Original Owner’s Title (TCT or CCT)
Tax Clearance Certificate
BIR Certificate Authorizing Registration (CAR)
Transfer Tax Receipt
Valid IDs of seller and buyer

✅ 2. Settle All Taxes and Fees Promptly
To avoid penalties, pay the following within their respective deadlines:
Capital Gains Tax (6% of the selling price or zonal value, whichever is higher)
Documentary Stamp Tax (1.5%)
Transfer Tax (0.5%–0.75% depending on location)
Registration Fee (0.25% of the selling price)
✅ 3. Apply for Title Transfer at the Registry of Deeds
